What this product sells

When a Calgary property has property-tax arrears for more than one year, the City registers a tax-recovery lien on the property. If arrears go unpaid, the property is auctioned at the annual public real-estate auction (held each April). The City publishes the current auction list as a PDF at calgary.ca/publicauction, updated daily at 10:00 a.m. — as arrears are paid, properties drop off. This product parses that PDF into a structured Excel deliverable with municipal address, roll number, outstanding tax balance, and reserve bid (auction starting price).

Honest framing

This list shrinks daily as owners pay off arrears before the auction date. Pre-auction Q1 lists run ~150-200 properties; by auction day (late April) most have been paid down and only ~20-40 go to actual sale. Post-auction (May onwards), only unsold parcels remain. So: - Best signal volume: January-March (heavy list) - Best closing-data window: April auction day - Trickling residual: May onwards Buyers should subscribe to refreshes during Q1 to capture maximum list size; subscribers receiving in Q2 see the unsold residual. Out-of-pocket only collects municipal arrears. Owner may still have mortgages, federal tax liens, or other registered interests that survive the auction.
